I have a question.
I don’t Have cash to buy Houses right now,
I am only looking for pretty houses I can offer terms.

do I have to mention the part of offering cash for
for a house that need work in my offers?

When I first started, I barely had 2 dimes to rub together. I had two kids in diapers & a wife to support, while I was working as a ballroom dance instructor at the time.
Yet I still made all cash offers for houses. And so should you.
The fact is that the money for your all-cash offers won’t necessarily come from YOU. The cash will come from the investor BUYERS you sell your deal to!
There are MANY people hunting for good real estate bargains to buy. When you know how to find those deals, you’ll simply sell/assign/flip your deal to those buyers (who are super easy to find), and they’ll happily pay you your assignment fee.
And you won’t need any cash to do this.
It’s called wholesaling. And it’s one of the fastest, easiest ways of getting started in real estate investing. It’s also one of the fastest ways to get paid in this biz.
